BEAVERTON -- The city's Board of Design Review has approved plans for a sporting goods store that city planners initially opposed.
Sportsman's Warehouse got the OK last week to build a 62,500-square-foot store at the corner of Southwest Canyon Road and 114th Avenuet, just west of Oregon 217.
City planners recommended earlier this month that the board reject the proposal because the store's design was too auto-oriented, didn't have enough architectural features to make it attractive to pedestrians and was at a key gateway to the city. Architects made changes, which resulted in city staff taking the rare step of not making a recommendation in its report a week before the public hearing.
Company representatives then wrote the city a letter explaining how the store met city guidelines. City staff changed its position before last week's public hearing, recommending that the board approve the store.
The board's decision was unanimous.

Re: Sportsman Warehouse
From what I had heard it wont be happening and I actually heard that they had tried to expand their store sites so quick that they are losing money... Again I HEARD that, so just like what you heard about them coming to beaverton, its all word of mouth

When does SW get most of it's bass stuff in stock? Went by a couple weeks ago, and they had some stuff that was sold out last yr., but not most of the spec. plastics, funky jig heads ect...? Same for Joes, if anyone knows?

Re: Sportsman Warehouse
We drove passed the spot yesterday. Either they are doing some serious remodeling to the Burger King or its being torn down to make way for the Sportsmen's Warehouse.

Re: Sportsman Warehouse
I understand your frustration. Poor customer service is a societal problem more than just store specific. I find nearly all businesses are suffering from this.
Even if it's not as good as a true local store, I am glad to see another store opening that sells hunting and fishing products. I hate going in to a "sports" store to find that they don't sell anythin for any of my sports... just golf, tennis, etc...

Re: Sportsman Warehouse
Hm - 114th and Canyon - either they're going to be building on top of the field on the same lot as Fred Meyer and Burger King - or the city is going to give the boot to the remaining business' on the north side of Canyon and tear it all down. The city has been buying up property there, and they've booted a couple businesses already because they were not attractive enough. I understand the plan is to develop the area and beautify it.
While this might be an unpopular opinion - I do not think that 114 & canyon is a good location for Sportsman's at all. Canyon road is divided right there by a concrete median. You'd have to go down to the light @ 115th and turn in to the parking lot. The Beaveton Town Square (where Freddies is) lot is already a PITA to get in and out of during busy times. Adding another major store would just make the nightmare worse. I don't see ODOT or the city allowing an entrance/exit from the southbound freeway easement either - so you're stuck with the existing entrances to the property.
If you build on the north side of the road, everyone heading eastbound would have to go down to 110th and turn around, or make the big circle around the freeway easements to get on to Canyon westbound.
We haven't even hit on the subject of the new commuter rail line that goes live soon. Beaverton traffic on Canyon, Farmington/BHH, Hall Boulevard, and 217 is nightmarish enough. With the commuter train adding to all that nightmare (really, a train crossing on Canyon? The civil engineer in charge of that project was smoking crack. There WILL be a fatality accident involving that train within the first three months of operation, and it'll be monthly car v train accidents, just like with MAX)
A better location for SW would be the property Wal Mart wanted to develop on the SW corner of Barnes and Cedar Hills. The ramp has already been improved to allow better traffic flow. Barnes and CHB have both recently been widened, the intersection was improved. It could easily handle the traffic the store would bring to the area - and Peterkort shopping center is across the street. It'd probably definatley be a boon to the businesses in that area - as the restuarants there would probably see a good increase in business.
Not sure if the same folks fighting Wal Mart would be up in arms over a Sportsmans or not. I think they would - despite the fact that the land in question is just sitting useless. It's not forested, it's not being actively farmed. It's just sitting there, a big grassy field that no one can use right now. MIght as well build something useful there.
Another good location would be adjacent to Home Depot up on Science Park drive, though HD would have to give up part of their parking lot. Moving in to Tanasbourne would also be a good move, since the area is already designed for high-traffic volume, large parking lots are already in place. There's existing buildings that could simply be remodled for use by SW.
Or they could forget Beaverton, and build/rent a store in Hillsboro, off Cornell or Evergreen, between 185th and Corn Pass. It'd be near Streets of Tanasbourne adn the new shopping center being built basically across the street from it. Bus service already there. Evergreen and Cornell are both already designed for higher volumes of traffic than they currently see.
There's lots of better location options than 114 & canyon from a simple access point of view.

Re: Sportsman Warehouse
Yes, I agree, Canyon and 114th is a bad location with regard to traffic hassles and directional entrance approaches. I would however, have to disagree with you on even considering the tanasbourne area. It's worse traffic hassles than Canyon. I avoid that area like the plague. I hate waiting 2 minutes at each light on 185th every block from HWY 26 to Walker, or (vise-versa). I find it hard to believe you think its an area designed for high traffic! IMHO its not able to handle the present day traffic as it is.
If they do build or lease here in Beaverton, I hope it is no where near 185th.
How about on T.V. Hwy at the West end of the Harvey Marine complex. They could tear down that eye sore blue building at the extreme west end of that property and build there. Don't know how they would handle parking though. The proximity of the RR tracks would make it tough. But at least they would be buitifing the area by doing away with an ugly building and it would be great to have it located between Hillsboro and Bvtn.

185th area isn't horrible, except rush hour, when every place in the area is jammed.
TV highway isn't a bad thought, tho I wouldn't put it on the south side anywhere along it's course west of 217, because of the tracks. Go a little further into Hillsboro/Reedville area - there's a large area still undeveloped immediately west of 229th (Century Fred Meyer) large enough for a store & parking. The new little shopping center there would also see a business increase I think, there's a sports bar there, reedville cafe, two gas stations (76 to the east, and the Century Chevron to the west), the movie theater, a starbucks w/ drive through, and Walgreens will be opening their store soon on the corner of 234th & TV.
The reason I said Tanasbourne wouldn't be a bad place - it's already got a large volume of traffic, 2-4 lanes each direction on the major roadways in the area, and the increase in traffic (comparatively) by SW wouldn't be too much for the area to handle. There is of course the option of the old Walker Rd. Albertsons location, or somewhere south of Cornell and north of Baseline. Still some undeveloped areas there along 185th. There's also some space along 158th between Jenkins and Cornell that could be promising.
Even pushing further westward - the area near Corn Pass & 26 has potential - easy freeway access, and it's about where rush hour traffic dissipates into flowing traffic.

Re: Sportsman Warehouse
I stopped in to the SW in Salem last night after a run down there - and asked one of the guys if he'd heard anything. The word he gave was that yeah, SW got approved by Beaverton, but the company is holding off on building the store because of the economic downturn. He said a couple stores they've opened in Cali, and in other places, closed up after 4 months because they weren't doing well at all. Part of it was vendor supply issues, part of it was that there simply wasn't enough business.
If things take an upswing economically, they will begin building. Guy indicated that it's not an if - it's a when. SW does aparently want a store on the west side - it just has to be the right time economically to do it.
