If it's leaking from the valve on the bottom just turn off drain and change.

Use caution putting a gas hot water heater in a garage. Open flame and gasOline.

If you have a contractor replace the water heater make sure they are using permits, and bringing it up to code.

18" from the floor
Seismic straps
Double wall "B" vent pipe
Drip leg not threaded

If you want to see something cool watch the mythbuster water heater show, it was great to see that thing go flying.

No need to worry about this anymore, any water heater made after 2005 has a sealed combustion chamber,so they can be set right on the floor

Code depends on the county. Tillamook County still requires the elevation.

Confirm that it is the tank that is leaking and not the pressure relief valve located on top or near the top of the tank. typical reasons for these things to leak is the local water district or fire department using hydrants in the area and closing the hydrant too fast, causing a water hammer effect to surrounding homes. Often, once a relief valve has activated, they are notorious for leaking after that.

If you can swing it right now I would go for an on-demand hot water heating system. You can save a substantial amount on your gas or electric bill while ensuring you always have hot water when needed.
A buddy of mine installed this in his house and loves it. I will be doing the same when my water heater fails.

If you have gas go with the on demand heater. The greatest thing since sliced bread

What kind did you go with electric or gas and how much did it cost you for your on demand?

It's not leaking from the valve, it's dripping from under the unit, I replaced it 7 years ago, it has a 6 year warranty, I should be draining it and flushing it out every year, so it might last longer, I will do it with my next one, looks like I'm off to A-BOY this weekend.

The plumbing code is a state code, not county.Code book says "anything with an open flame or orange glow shall be elavated to 18",The new Water heaters have a sealed chamber, thus no need to elevate.

Well, After looking at my water heater, I see it is leaking from the copper hose on the top of the unit, but the problem now is the pipe is threaded going into the water heater no problem to get off, but at the top where it is leaking on th hose is welded or something like that, it's a pretty easy fix for a plumber but not me I don't now how to do that, any one know of a plumber, Thanks for the help.
