My house in Vancouver needs a new roof. The current one is 17 years old, not leaking but fading badly and missing a few shingles from the wind. I have one quote from a company that recently did a house up the street. So, I'm looking to tap this great resource we have to get another quote.

In 1999 we replaced a 23 year old cedar shake roof with a 40 year architectural composition roofing product. We hadn't had any problems with the shake roof leaking or anything, we just wanted to be ahead of things.
We went with a 40 yr product from a well known company, thinking we wouldn't have to mess with it again in our lifetime. Well think again!
During the last big rains, the roof began leaking. Just like in the movies with leaky roofs we have a mess...
The roofers come out to see why. They find the shingles are cupping and cracking over the entire roof. All 59 squares of shingles used are failing.... We file a claim with the manufacture.
The roofer gives me a bid to replace the bad roof. The bid is about 20% higher than we paid in 1999.
The manufacture sends a check to settle the claim. The check isn’t even 40% of what a new roof is going to cost.
When you select your roofing product be sure to check on the warranty.
