20 acres, barn, and motocross track for sale $99K

I have 20 acres in the woods with a 5 year-old wooden barn and a motocross track. The track is over a mile long and has some pretty good elevation changes and plenty of room to expand.

The property is not zoned for a home, but may be in the future.

It is located 20 miles north of downtown PDX, a few miles off of Skyline Boulevard. It is very rural with no nearby neighbors, so it is a great place to ride and shoot.

The barn is in great shape and has a concrete floor and wood stove. I got married and don't have the time to ride MX much, so time to pass on the track and property to somebody who will use it.

I may have the technical term wrong, but I think it is farm forest, meaning you cannot build on it until the population density increases to a certain level.

That is not going to happen on this lot for a long time, as our direct neighbors are Longview Fiber and the BLM.

If you want to get away from everybody and still be close to town, this is a great place to play. I have been told that you can ride a dirt bike to Vernonia or Pumpkin Ridge from my property without touching a paved road.

I did not know you had this nice lil property for riding! I would have seen if you wanted to do some riding a couple years ago!!

Looks pretty sweet if you find the right buyer... Maybe if I sell a few more custom sectionals I can afford it!!!

I am pretty sure it is illegal.

Although power is available, the property is currently "off the grid", with no power or water.

We had a couple of motorcycle clubs who were going to do just that, but at the end of the day they could not come up with the cash.

I have some people ask about carrying a contract. I own it with a buddy who wants to cash out, so unless it was enough to buy out his half, I don't think it would work for him.

I have a few people ask if they could take a look at it and once it stops snowing, it should not be a problem. It is VERY hard to find and 1/2 mile past a locked gate, so if you want to see it, I will have to be there.

Might be a good excuse to go shoot some clay pigeons when it quits snowing.

It looks like the property is still on the market, a buyer could not come up with $$.

FYI, I don't know of any bank that will finance a piece of property like this (we tried), so it has to be a cash deal.

Heck, put up a few awnings that will keep rain off and you have a pretty good boat storage area for your boats and be able to rent out additional boat/RV storage to other ifishers!

I would TOTALLY do a share...However from past experience, once you put that many people in the share and since it's only land use available, it could be a bad deal. I'm a clean FREAK...And I'm certain one of the people who was in the share would probably leave junk behind and next thing ya know, people are getting mad and it turns out to be a bummer deal.

I have cash and would be interested in say ten people......Any takers on that? I know it's a stretch....But what the heck. I take pride in what I own and would be a great person to have a property with. I know it sounds weird but I would be so ticked off to go out there and see the property wasn't being taken care of and the next thing you know there would be some of us who would be "caretakers" rather than users....

I'm just saying...
