Sale fell through last month so I'm again listing my cabin at Lake Billy Chinook. This is a wonderful cabin on over 2 acres with an incredible mountain view. We had it built in 2002 and it's only been used by my family. The cabin is approximately 900 sq/ft living space with a single car garage. 1 bedroom w/loft, living room, bathroom, kitchen, and dining area. There are 2 futons in the living room that convert to queen sized beds. My family of 4 has always been plenty comfortable there. Home is sold mostly furnished, just show up and have fun!
All homes in the area, including mine, are off-grid. My cabin uses solar electricity and propane. Wood stove for heat. You have all the comforts of home without any utility bills.

Property is located on the Metolious arm of Lake Billy Chinook in 3Rivers community. Community has all paved roads and a security gate to restrict access. You'll have full access to the private marina, boat slips, boat launch, swim area, beaches and much more, including hundreds of acres of common area for ATV's and horses.
Cabins back up to thousands of acres of BLM land so no neighbors behind you at all. Homes in the area range from $2million to small cabins.

Cabin is priced below what it would cost to buy the land and build the cabin. However, having another sale fail (due to buyer) has taken a toll on us and I'd like to sell this sooner rather than wait for more money later. sorry about that, I updated the ad with the price, $194,000 but make an offer, I assure you I'll give serious consideration to any reasonable offer.

yeah, the pics don't do it justice. My kids grew up playing there, catching lizards, riding ATV's, and catching fish until they're arms were sore. Oh, and tubing and wakeboarding. We used to play Bingo in the community center on holidays and count the deer from the deck.
Unfortunately, they've grown older now and changed interests. I hope someone else can enjoy it as much as we have.

that is my dream vacation home for sure, i wish i could afford it also. i think my kids and i would spend every weekend at a place like that. good luck some one will be able to enjoy it.

Fees are $350 per year, that covers everything including the gate, marina, fire dept, ...everything.

Rules/Regs don't permit nightly rentals. The reason is that once inside the gate, someone would have access to many vacation homes so the association tries to prevent that access. Everyone I know likes that rule for security reasons.
I don't want to make is sound like an up-tight community because it's anything but that. However, we do value our security and enjoy the fact that by limiting the access, we enjoy many freedoms because of it.

Lots of interest, PM's, e-mails, and a visit or two. I was just there myself on Thursday and as always, I was reminded what beautiful country that area is and the views on a clear day are amazing.
I'm open to offers, so if you have ever dreamed of having a place at the lake, I encourage you to take a look.

Major price reduction, now $179K.
There is bare land with less of a view listed for $180K in the same community. You can't come close to buying a bare parcel and building a cabin for this amount.
Just take your boat and you are ready to start enjoying the great fishing. Comes furnished with everything you'll need, even cookware and plates.

Standard septic system. Community water delivered to your property for 5 cents per gallon. Very good water. You can drill a well but very few people do because of the expense. The delivered water works very well. I have 2 tanks, one is 1100 gallons and is hooked up to the house. The other is 300-400 in ground tank with a manual pump on it. My average water bill is $25 per YEAR.
Land is fully buildable. If you wanted to build a larger home there are several good view spots left on the acreage where you have an unobstructed mountain view.

By the way, it's perfectly permissable and very common to take your RV there. I have a nice RV area next to the cabin where visitors commonly stay in their RV's.

Property taxes were approximately $450 last year. I don't recall the exact amount, I can look it up, but that's close.
